Abraham Moss Centre, Manchester

Background

The scheme included the demolition of the previous Abraham Moss Centre which was replaced by a single new build leisure centre and library. It comprises leisure and fitness areas including gym space, rooms for fitness classes, changing rooms, swimming pool, library space and external landscaped areas. The development was assessed under the BREEAM UK New Construction 2018 scheme.

Challenge

The development was required by planning to achieve a BREEAM “Very Good” rating. We were appointed the lead BREEAM Assessor by Laing O’Rourke to complete the BREEAM assessment for both the Design and Post Construction stages. We were also appointed as the BREEAM Advisory Professional for the Design Stage only, which meant 2 additional credits could be targeted and achieved within the Management issue because of SRL’s input.

Solution

We successfully worked with the project team to:

  • maximise the project’s overall performance against BREEAM,
  • monitor progress against the target BREEAM rating by issuing BREEAM tracker updates,
  • identify risks and opportunities related to BREEAM, and
  • provide feedback to the project team which supported them in taking corrective actions.

As with all our other BREEAM projects, we provided letter templates to evidence credits to make the BREEAM process as seamless as possible for the team.

Abraham Moss Centre achieved its target “Very Good” BREEAM rating in March 2024, with a final score of 58.70%. The project passed BRE’s audit first time with zero non compliances showing that our thorough assessment helps to reduce the time it takes for projects to become BREEAM certified.
