BREEAM case study

Farmiloe Building, London

Background

The Farmiloe Building is a Grade II listed building in Clerkenwell, London, in the London Borough of Islington. In 2014, plans were announced to transform the building into offices and we were originally appointed by St John Property Developments Ltd as the BREEAM Assessor for the scheme. The building was assessed against:

  • BREEAM UK New Construction 2011 (offices – shell only)
  • BREEAM Refurbishment and Fit-Out 2008 (offices – shell and core)

Challenge

The development was required by planning to achieve a BREEAM “Excellent” rating for both assessments. Our scope of works included completing the BREEAM assessments, as well as preparing the Green Lease Agreements for the scheme. This meant that the tenants had to comply with BREEAM to maintain and improve the environmental performance of the building throughout occupation.

Solution

We successfully worked with the project team to:

  • maximise the project’s overall performance against BREEAM,
  • monitor progress against the target BREEAM rating by issuing BREEAM tracker updates,
  • identify risks and opportunities related to BREEAM, and
  • provide feedback to the project team which supported them in taking corrective actions.

We provided letter templates to help evidence credits to make the BREEAM process as seamless as possible for the team.

The Farmiloe Building achieved an “Excellent” rating from BRE for both assessments at the Design Stage. The BREEAM UK New Construction 2011 offices assessment achieved a score of 70.6% in August 2017 and the Refurbishment and Fit-Out 2008 offices assessment achieved a score of 73.7% in May 2017.
